« on: March 15, 2021, 10:13:54 AM »

Trying to build a double garage. Nice but economical route.
Any help on specking the foundations / slab and costing please?

check out your local authority planning and building regs website, for current / past approvals

You should be able to find something there.

IF large, then prepare yourself for structural calcs being required

can tell you in Norwegian Krone the cost to build a 6x6m garage! but i suspect its not going to help much :P
however things to consider is it purely a garage or workshop also?
- slab insulation? (extra digging, drainage, foam, plastic sheet to prevent water coming up through the slab)
- Wall insulation? (extra layers on the outside to manage moisture)
- roof insulation? (in Norway atleast its a different beast with the water proof layering required)
- Power?
- water?
- Drains/greywater?

If its a simple box with a door it can be cheap, however making it habitable in winter time can add up!
 :cheers

Do you mean Building Regulations, or Planning Permission?
As I understand it, Building Regulations apply 'all the time', although there may be a minimum size under which they do not apply. However, I regard Building Regs as fixed, either your building complies or not, and they cannot legally be avoided.
Planning Permission is different, there will always be something the Council can invoke to clip your wings.
If the Officer takes against you, that's it.
Full planning permission can be avoided under Permitted Development. There are still criteria to to be met, but like building regulations they are fixed, if you comply then the box is ticked and away you go. There is no space for the personal whim of a '12 year old' to hold you up.
This link is the .Gov.UK Technical Guide for Permitted Development.

Cost me just under £400 for 3 cubic meters of C30 fibre reinforced concrete delivered for my recent 30m2 double garage slab. Damp proof membrane put down first. Floor has proved to be totally damp free.

Trying to short cut and avoid officialdom may seem like a clever thing to do now, but any future property sale - even after your days - will run into problems when a buyer’s solicitor asks for all permissions, calculations etc. At the very least a sale can be delayed , indemnities sought and so on.

If you, or any other reader, thinks that is what I'm suggesting, then what I've written is being misread.

Agreeing with Old Hywel ^^^^ but Indemnity Insurance is fairly cheap, should you find yourself in that situation - a long ongoing renovation that was never finished for example.

Do check out the "Permitted Development" route. The Scottish system even provides a handy flow chart so you can make sure your plan works before doing more than a rough sketch. Up to 50% of plot, behind or to the side of the house, 1m away from a boundary, apex less than 4m, walls less than 2.5m etc. Currently using that scheme to add a 5x6m extension to the side of our house - an exchange of emails and a rough sketch was all the National Park wanted in order to confirm it counted as Permitted Development.

Building Regs don't seem to apply to buildings below 30m2 but I thought they made an appearance if you were connecting up to the drains or running in electricity ?  Locally our Council Building Control blokes are so far undermanned that the one visit the guy made he told me just to photograph what we were doing...

I don't think he is replying to you and your reply is perfectly understandable.
